On July 18th, 2024, the Residential Tenancy Branch (RTB) launched a new digital system for generating landlord use notices to end tenancy. Instead of downloading and manually filling out a PDF form, landlords are guided through an online process where they will provide details about the tenancy and the specific reasons for ending it. Upon completion, the system will generate a notice to end tenancy that can be printed or downloaded for emailing.
This new system aligns with recent legislative changes introduced under Bill 14. These changes include an extended notice period, now requiring landlords to give tenants four months' notice instead of the previous two months. Additionally, the dispute period for tenants has been increased from 15 days to 30 days.
Another aim of the new online portal is to ensure landlords issuing these notices are fully informed as to when such a notice is appropriate, and the consequence should they not follow through with the reason stated on the notice to end tenancy.
To utilize the new portal landlords will need to ensure they have an active Basic BCEID, creating a Basic BCEID is simple and straightforward and does not require identification verification. Landlords can create their Basic BCEID here.
Property Managers will need to get the property owner to complete the form using their own BCEID. As part of the process the owner can identify that they have an agent.

- This notice may also be used in the sale of a property where the new owner, their spouse, or a close family member of either intends to reside in the rental unit.
- Close family members are specifically defined as the parent or child of the landlord/purchaser or the landlord’s/purchaser’s spouse.
- The landlord or their close family members must occupy the rental unit for a minimum of 12 months.
- The penalty for issuing this notice without residing in the unit for the minimum 12 months is 12 months' rent.
- This notice cannot be used in rental buildings with five or more units.
